Helena, with a population of about 35,000, is located halfway between Glacier and Yellowstone National Parks. It is both the State Capitol of Montana and the County Seat for Lewis and Clark County. Born during the gold rush of 1864, it offers a unique combination of history, culture, architecture, and recreation. Trace it's history along main street, still called "Last Chance Gulch, which includes a historic walking mall. View historical buildings and mansions dating back to the 1870's, such as the Cathedral of St. Helena, the State Capitol Building and the original governor's mansion. There are also several ghost towns on the outskirts of Helena. Experience the arts through such places as the Montana Historical Society Museum, the Holter Museum of Art, Grand Street Theater, Helena Orchestra and Symphony Chorale, and the Helena Series for the Performing Arts. Other popular local activities include the Race to the Sky Sled Dog Race (the largest sled dog race in the lower 48 states), the Governors Cup Marathon, the Last Chance Stampede Fair & Rodeo, and the Last Chance Bluegrass Festival. The Great Divide Ski Area is a local ski hill for skiers & snowboarders alike. The terrain varies greatly, as over one-half of its runs are rated for advanced or expert skiers, while 30% are rated for intermediates and 15% for beginners. It includes approximately 60 designated runs and 2 open bowls. Helena is also home to two public golf courses ~ Bill Roberts Municipal Golf Course and Fox Ridge. The private, beautiful Green Meadows Country Club is also here. There are also several lakes, as well as the Blue Ribbon Missouri River within an hours drive, to enjoy camping, boating, swimming & fishing. There are also the following Private Charter Airlines & Services: Executive Air Montana, Helena Aircraft, Piedmont Air Services, Rocky Mountain Aircraft Services, West Air, and Vetter Aviation. ACCESS The ranch is accessed by a paved road, except the last 3 miles. There is a private lane off the USFS Road for a mile, which is a USFS Special Use Permit. The permit fee is $75/year and is good for 30 years. It's up for renewal in the year 2030. The permit will be renewed at closing. ACREAGE The total ranch consists of 148+/- acres. The County Tax Records show 51+/- acres of timber-covered forest, and 95+/- acres of grazing land, with 1+/- acre of homestead. The land is rolling, and sits in a big basin. Aspens are also abundant. BRIEF HISTORY Between 1915 and 1926, over 3,500 acres of land were approved as Homestead Patents in the Elkhorn Mountains. In addition, numerous mining claims were patented within and around these mineral rich mountains. Hence, there is a legacy of private lands lying within the National Forest and BLM boundaries. These tracts are now much coveted as private in-holdings within generally well-protected and well-managed public lands. The Strawberry Peak Ranch was one such Homestead Patent, no doubt chosen because of its grassy meadows, its water (ponds, small streams & springs) and abundant timber. It was homesteaded on March 3, 1920 by Joseph Pirnauer. In the years since it was homesteaded, the ranch has been used primarily as seasonal mountain grazing pasture. Realizing its fantastic beauty and privacy, the current owner established a year 'round residence on the ranch in 2001. ELEVATION Ranges from 5,200' to 5,350' above sea level. WATER Mill Creek & Maupin Creek run through the ranch, as well as some springs for stock water. WATER RIGHTS The following water rights will be transferred at closing. All water rights have been filed on as required by Montana law. The State of Montana is undergoing the adjudication of water rights at this time. The ranch has applied for water rights and they have been listed in the temporary preliminary decree. There is no guarantee which of these rights will be in the final decree. Domestic & Stock: 41I-113175-00; 8 GPM; Well(290 ft. deep); Priority Date: July 24, 2000 MINERALS All mineral rights are in the Conservation Easement. IMPROVEMENTS Home: Built 2001; custom designed & built by Tony Brown; approximately 2,400 sq. ft. with 2 bedrooms, 1 baths, a main room with an entertainment nook, study, kitchen, two mud rooms, and a pantry. The floors and porches are wide board Ponderosa Pine and hand cut Sleeping Giant slate. The built in bookcases and the trim on the windows and doors are old growth Redwood, from the old Broadwater Spa. Three rooms, including the kitchen have barrel vault ceilings, while the main room is spanned with hand made trusses. All of the doors in the main house were handmade by a small, local wood mill. The light fixtures in the main room, study, and bedrooms are antique brass gas lamps, refitted for electricity. The farmhouse kitchen has copper countertops, birds' eye pine cabinets and new stainless appliances including a Bosch dishwasher and a 5-burner dual oven Verona gas range from Italy. A 12' x 12' mud room, double-door pantry, and side porch complete the kitchen wing.
