The Lazy TP is approximately 10,000 deeded acres and is a mix of riparian river bottom, irrigated crop, pasture and alpine timber. There is a 640-acre State of Montana lease that is a mix of rolling grass land and timber that is surrounded by the ranch and is accessed by a private interior ranch trail. The ranch boasts over 1,200 acres of irrigated, tillable ground, served by 13 modern center pivot systems. A 318-acre Bureau of Land Management lease is also included in the sale.
Elevation on the Lazy TP Ranch ranges from approximately 4,200 feet along the river to over 6,800 feet at the forest service boundary. Granite Peak to the south is the highest point in the Tobacco Root Mountains at 10,550 feet.
The Lazy TP Ranch boasts top of the line improvements for cattle handling, calving and breeding. A set of barns, fully-equipped shop, corrals and irrigation equipment are included. The cattle facilities are modern and durable, made from heavy drill stem and concrete. All fences on the ranch are either new or very well maintained.
