Recent internal data lists $1 billion in land for sale in the Cotton State. This represents some 1.1 million acres of land for sale in the state (accounting for about one percent of land in the state). The most expensive piece of land listed for sale on Lands of America recently was $25 million, though the median price for land, ranches and farms in Montana came in at $1 million. The average price of land advertised for sale in Montana was $2 million. There was 1,374 acres of sold land in Montana recorded last month through the Lands of America sales program. This reflects a decrease in sales activity over data from the previous period. The total value of this sold land and rural real estate was $6.7 million. Montana is home to some of the best fly-fishing in the world, not to mention serviced by some of the most unforgettable guest ranches in the country. Montana is the fourth-biggest state in the United States, covering an area of 147,046 square miles (94 million acres). Of its total landmass, 145,546 square miles (99 percent) is made up of land, while the remaining 1,494 square miles comprises water. Approximately 38 percent is considered public land such as national and state parks, national forestland or other federally protected land. As befits a state with excellent hunting for big and small game like deer, waterfowl and wild turkey, hunting land was the most common type of land for sale in Montana. Of Montana's 56 counties, Lake County had the most land and farms for sale.
