Broken Circle Ranch offers a quality commercial cattle operation with productive irrigation, big game hunting and excellent fishing on the Clark Fork River. Located in the Deer Lodge Valley, the heart of Montanas historic cattle country, the Ranch encompasses 8,644 deeded acres in one contiguous block, of which over 820 acres are irrigated with a combination of both center pivots and wheel lines with excellent senior water rights primarily out of the Clark Fork River. The Ranch includes a National Forest Service Grazing Permit that allows 331 Animal Unit Months and an 800-acre State of Montana lease. The USFS and State of Montana lands offer summer pasture with easy access to the nearby alpine meadows of the nearby Deerlodge National Forest. The USFS Grazing Permit and State of Montana Lease acres will transfer to the Buyer of the Ranch at closing. The current ownership and management have worked diligently for years to improve the pivot irrigation, pasture fencing, stock-water network, and functional appropriate improvements in order to optimize the efficiency of the ranch operation.
This diligent effort has created an efficient and well-run cow-calf cattle operation that comfortably runs over 600 AUs on the solid hard-grass upper pastures and USFS Grazing Permit during the spring, summer and early fall months, and on the lush riparian and irrigated hay fields during the late fall and winter months. The productive irrigated hay base provides all of the annual feed necessary for the Ranch plus a surplus of over 1,200 tons of hay that generate solid annual ranch revenue.
The productive irrigated fields are planted in alfalfa hay and grass and historically have generated between 4.5 and 5 tons per acre. A well-designed pasture network is used on a rotational basis to provide flexibility to utilize and optimize the primary ranch resource grass. The working corrals are primarily steel-pipe construction and handle the demands of the commercial cattle operation effectively. There is a covered facility that houses a hydraulic Silencer chute and well-designed and efficient sorting pens. This very efficient and well-built set of working improvements will comfortably handle large numbers of cattle.
While Broken Circle Ranch will always have the heart of a commercial agricultural operation, the hunting, fishing and recreation attributes are not to be overlooked. With five miles of the Clark Fork River meandering through the Ranch, the trout fishing is excellent and combines with stellar waterfowl and big-game hunting for elk, deer and antelope that will satisfy the appetite of all outdoor enthusiasts. Well-balanced ranch operations that are well blocked up are becoming difficult to find and are a premium in todays market. Broken Circle Ranch will check all the boxes for buyers looking for a very productive and blocked-up agricultural operation that is supplemented by great recreation attributes, solid working facilities and appropriate improvements.
